| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities and historical significance of the Conservation Area. (Policies BE8 & H2, SBLPR and Sections 7 & 12, NPPF) |

None of the dwellings hereby permitted shall be first occupied until the car parking, cycle parking and waste storage has been carried out and completed in all respects in accordance with the layout illustrated on the approved plan No.1701/GA02 Rev C and, notwithstanding the provision of the Town and Country Planning General Permitted Development Order 2015, (or any Order revoking or re-enacting that Order) there shall be no variation without the prior approval in writing of the Local Planning Authority.
Reason: To ensure that the development of the site is completed insofar as its various parts are interrelated and dependent one upon another and to provide adequate and appropriate access arrangements at all times. (Policies BE8 & H2, SBLPR and Section 4, NPPF) |

The four parking bays numbered 8A1 - 8A4 inclusive for the proposed development shown on the approved drawing No 1701/GA02 Rev C shall be clearly allocated to individual flats within the new development hereby permitted.
Reason: To ensure the permanent availability of car parking spaces for specified residents and to reduce use of the access. (Policies BE8 & H2, SBLPR and Section 4, NPPF) |

None of the dwellings hereby permitted shall be first occupied until a scheme for the securing of the site overnight which provides access for residents of the new dwellings has been submitted to and approved in writing by the Local Planning Authority. The scheme shall not involve the removal, replacement or material alteration of the existing timber gates, which are part of the Grade II Listed Building. None of the dwellings hereby approved shall be first occupied until the scheme has been implemented. The scheme shall thereafter be retained unless otherwise agreed in writing with the Local Planning Authority.
Reason: To ensure that there is no unacceptable loss of security to neighbouring occupiers as a result of the development. (Policy BE8, SBLPR and Section 7, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1701/GA01 Rev A, 1701/GA02 Rev C and 1701/GA03.
Reason: To identify the approved plans and to avoid doubt. |
