Conditions or Reasons for Planning Application - CB/17/00433/FULL
Conditions or Reasons:
1) The proposed development would, because of its size, siting and unsympathetic design, be out of character with the existing dwelling and other similar properties in the locality and would be harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to the NPPF and Policy DM3 of the Core Strategies and Development Management Policies - North - 2009.
2) The proposed access to Sycamore Close is considered to be unacceptable and unsafe due to its position on the corner of the existing highway. The proposed garage would not achieve the required setback of 6 metres from the proposed crossover with the highway. The access / vehicular crossover and the garage are considered to have an unacceptable harmful impact on highway safety due to their position. The proposal is therefore contrary to the principles of good design as outlined in the NPPF and Policy DM3 of the Core Strategies and Development Management Policies - North - 2009.
