Conditions or Reasons for Planning Application - CB/17/00586/PADO
Conditions or Reasons:
1) No development shall take place until a detailed scheme for protecting the proposed residential units from noise has been submitted to and approved in writing by the local planning authority. None of the dwellings shall be occupied until such a scheme has been implemented in accordance with the approved details, and it shall be retained in accordance with those details thereafter.

Reason: A pre commencement condition is required to ensure that the development ensures that an acceptable noise environment and level of amenity for future occupants of the development.
2) Prior to commencement of the development details shall be submitted to and approved in writing by the Local Planning Authority of;

How the parking spaces will be shown allocated within the site
Where the refuse storage and collection points will be located
The development shall not be brought into use until the vehicle parking allocation, refuse storage and collection provision have been constructed in accordance with the approved details. The parking scheme and refuse collection scheme shall thereafter be retained for this purposes.

Reason: To provide adequate and usable parking provision, to ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport and in the interest of amenity.
