Conditions or Reasons for Planning Application - CB/17/00597/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing dwelling.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing dwelling in the interests of the visual amenities of the locality.

3) Prior to development, details of special foundations, designed by a qualified structural engineer or surveyor, shall be submitted to the Local Planning Authority for approval, which are to be used in the construction of the garage and car port. The foundation details shall demonstrate the minimal ground disturbance to be incurred within the Root Protection Area of the adjacent protected Silver Birch tree. The approved foundation detail shall then be implemented in strict accordance with the engineers specifications.

Reason: To ensure that a foundation is used that will have minimal impact on the designated Root Protection Area of an adjacent Silver Birch tree, so as to ensure its health, stability and amenity value.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Site location 1702/PL-07 and 1702/PL-08A.

Reason: To identify the approved plans and to avoid doubt.
