Conditions or Reasons for Planning Application - CB/17/00723/FULL

Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, no doors or gates shall be affixed to enclose the area below the parking deck and the area shall not be used for any purpose, other than as a patio space, unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: The site is in the Green Belt where development is restricted in accordance with Section 9 of the NPPF and the property has been extended to the maximum allowed under the Central Bedfordshire Design Guide (March 2014).

3) The new hedge planting as indicated on plan no. 13007(D)300J shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season shall mean the period from October to March). The new hedge shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season with others of a similar size and species.

Reason: To ensure an acceptable standard of landscaping.

4) No development above ground shall take place, notwithstanding the details submitted with the application, until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 13007(D)090 A (location plan); 13007(D)003 A (existing elevations); 13007(D)002 (existing floorplans); 13007(D)001 (existing site plan); 13007(D)300 J (proposed site plan); 13007(D)301 F (proposed floor plans); 13007(D)302 G (proposed elevation plans)

Reason: To identify the approved plans and to avoid doubt.
