Conditions or Reasons for Planning Application - CB/17/00789/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no fences, gates, walls or other means of enclosure shall be erected within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the development in the interests of ensuring that the annexe remains ancillary to the main dwelling and the openness of the Green Belt.

3) The development hereby permitted shall only be used as an annexe to the dwelling known as 181 Castle Hill Road, Totternhoe and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit which would be inappropriate development in the Green Belt and detrimental to the amenities of the occupiers of the existing dwelling and annexe.

4) Prior to the occupation of the annexe hereby approved, a scheme showing off-street parking for the existing dwelling and annexe shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.

Reason: To ensure provision for car parking clear of the highway.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan, number 17-911-P-01.

Reason: To identify the approved plan and to avoid doubt.
