Conditions or Reasons for Planning Application - CB/17/00802/FULL
Conditions or Reasons:
1) The location of the proposed development, within the Open Countryside and detached from the settlement would result in an isolated and unsustainable form of development that would conflict with the pattern of development in the area and that would cause harm to the appearance of the site and the wider area in conflict with policies DM3 and DM4 of the Central Bedfordshire Core Strategy and Development Management Policies (2009).
2) In the absence of adequate technical evidence, it has not been demonstrated that the relationship between the proposed development and the existing commercial use to the north would be an acceptable one and that living conditions for future occupiers would be acceptable, in conflict with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009).
3) In the absence of adequate technical evidence, it has not been demonstrated that the development would not result in harm to biodiversity at the site or that a net-gain in biodiversity could be achieved, in conflict with Policy DM 15 of the Central Bedfordshire Core Strategy and Development Management Policies (2009) and the aims and objectives of the National Planning Policy Framework (2012).
4) It has not been demonstrated that vehicles associated with the proposed development could safely enter and leave the site in forward gear or that refuse and/or emergency service vehicles could access and leave the site safely in conflict with Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies (2009).
