Conditions or Reasons:
1) The proposed building, by reason of its size, height, massing and footprint in relation to the existing building at 5 Hatley Road, would appear as a separate self-contained dwellinghouse outside the curtilage of 5 Hatley Road, outside the defined Settlement Envelope of Potton in an unsustainable isolated location, resulting in encroachment and a substantial visual incursion into the open countryside, contrary to policies DM3 and DM4 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework (2012).
