Conditions or Reasons for Planning Application - CB/17/01037/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls and roofs of the proposed building shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out only in accordance with the approved details.
Reason: To ensure that the development/work is in keeping with the existing building. (Section 12, NPPF)
3) Notwithstanding the approved plans, all new rainwater goods shall be of black painted cast iron or aluminium and the box gutter and weatherings shall be formed in lead and shall be retained thereafter.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building.

4) No development shall take place, until a schedule of works detailing all proposed repairs, re-instatement and making good to the fabric of the building has been submitted to and approved in writing by the Local Planning Authority. The development shall only be carried out only in accordance with the approved schedule of works. Details shall include a full and detailed specification of all materials to be used in the works.
Reason: To ensure that the special historical and architectural interest and integrity of the building is conserved and maintained.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 207/Existing; 207/2/Proposed; 207/2SPLP

Reason: To identify the approved plan/s and to avoid doubt.
