| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, all new windows (including roofslope dormer), external doors and associated doorcase, as appropriate, proposed to be installed as part of the development hereby approved, shall be of painted timber construction, details of which, including opening arrangements for the windows, which shall operate in the traditional manner, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the constructional phase of the approved development on site, and the approved development shall thereafter be implemented strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building and to safeguard the character and appearance of the Conservation Area of which the site is also part. Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full works schedule, including all mortar and plaster mixes proposed to be used (which shall be lime-based) in respect of any building repairs and 'making good' to the interior and exterior of the existing principal building required as a result of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building and to safeguard the character and appearance of the Conservation Area of which the site is also part. Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, drawn detail at an appropriate scale between 1:10 and 1:20, showing the following shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall thereafter be implemented strictly in accordance with the approved details:
- (new build) section details showing the following: (i) the relationship of the window and door installations hereby approved to the external envelope of the building including cill detail, window and brick window head detailing;
- (existing building) section details showing the following: (i) the relationship of bracketed frontage cornice detailing to be retained, new dummy door and associated doorcase hereby approved to the external envelope of the building; (ii) the relationship of the reinstated side door with new brick door head detailing hereby approved to the external envelope of the building;
- (existing building) elevation and section showing the method of construction and detailing of the new dormer window;
- (existing building) elevation detail showing the brick bond, dark header patterning, mortar mix and jointwork profile detailing of the frontage brickwork infill around the frontage dummy door insertion hereby approved, clearly demonstrating how the new brickwork is to be integrated and match-up with the existing (historic) wall fabric;
- (existing building) elevation and section detail, including moulding details, showing the new timber doorcase of the proposed frontage dummy door insertion hereby approved.

Other than as indicated on submitted Drawing No. PA-01 Rev.H no part of the timber roof framing of the existing (listed) building shall be removed or altered without the express prior written approval of the Local Planning Authority.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building and to safeguard the character and appearance of the Conservation Area of which the site is also part. Notwithstanding the details submitted with the application an appropriately 'cured' sample of pointing, demonstrating intended mortar mix (which shall be lime-based) and jointwork finish in respect of the area of new frontage brickwork associated with the insertion of the new frontage dummy door (existing building) shall be produced on site and agreed in writing by the Local Planning Authority and the approved development shall thereafter be implemented strictly in accordance with the approved details.
