Conditions or Reasons for Planning Application - CB/17/01081/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Within 2 weeks of planning permission being issued, details of the surfacing of the access in stable and durable materials for at least 5.0m into the site measured from the highway boundary and an on site turning area suitable for a service/delivery vehicle, shall be submitted to and approved by the Local planning Authority, and the surfacing and turning area shall be constructed in accordance with the approved details within 1 month of the permission of the details. Arrangements shall be made for surface water drainage for the site to soak away within the site so that it does not discharge into the highway or into the main drainage system.

Reason: To avoid the carriage of mud or other extraneous material or surface water for the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits and to avoid the need for vehicles to reverse into of from the highway in the interest of road safety.
3) No goods or items shall be delivered to, or removed for the permitted development except between the hours of 0800 - 1800 Monday to Saturday and 1000 - 1600 on Sundays, Bank or Public Holidays.

Reason: To protect the residential amenity of neighbouring residents.
4) Any gates provided shall open away from the highway and be set back a distance of at least 6.0m from the nearside edge of the carriageway of the adjoining highway.

Reason: To enable vehicles to draw off the highway before gates are opened.
5) The storage building shall be used for no other purposes other than for storage use in association with the shop and post office at 35 Church Street and for ancillary residential storage. It shall not be used as a workshop or for residential purposes as a dwelling unit.

Reason: To define the permission granted in the interest of the amenity of neighbours, the visual amenities of the area and in the interest of highway safety.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers JJ17/0035/002, JJ17/0035/001/B and JJ17/001/C.

Reason: To identify the approved plan/s and to avoid doubt.
