Conditions or Reasons for Planning Application - CB/17/01162/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Screening barriers with a height of at least 1.8m and running the entire depth along the flanks of the first floor rear balcony area above the approved single storey ground floor rear extension as shown on drawing number 002/ Rev. E shall be erected. These screening barriers shall be fully implemented before the development is first occupied or brought into use and shall be retained thereafter.

Reason: To safeguard the amenity and privacy of residents.

3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, 001/ Rev. A and 002/Rev. E.

Reason: To identify the approved plans and to avoid doubt.
