Conditions or Reasons for Planning Application - CB/17/01255/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the doors, walls, roofs and rainwater goods (to be finished in black gloss) of the proposed garage shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out only in accordance with the approved details.

Reason: This is a pre-commencement condition to ensure that the development is in keeping with the existing Listed Building.

3) Following demolition of the existing garage, an assessment of the old car-port foundation depth shall be undertaken to enable consideration of a new foundation design, to provide an appropriate new foundation for the garage, which shall be agreed in writing with the Local Planning Authority, after being satisfied that it will safeguard the rooting system of the adjacent Lime tree. The garage foundations shall only be implemented in accordance with the agreed scheme.

Reason: To ensure the health and stability of an adjacent mature Lime tree by preventing root damage being caused by the construction of a replacement foundation slab for the new garage.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, 337/1, 337/2A & 337/3.

Reason: For the avoidance of doubt.
