Conditions or Reasons for Planning Application - CB/17/01273/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The existing 1m high shrubbery hedge and the proposed two nos. small cherry blossom trees located adjacent to the north-eastern side boundary of the application site as shown on drawing numbers CBC/005 and CBC006 and hereby approved shall be retained and implemented respectively in the next available planting season. If, within a period or 5 years from the date of planting, any tree or plant is removed, uprooted, destroyed or dies, another of the same species and size shall be planted at the same place, unless the Local Planning Authority gives its written consent to any variation.

Reason: To ensure an acceptable standard of landscaping in the interests of maintaining the character and appearance of the area.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002, CBC/003, CBC/004, CBC/005 and CBC/006.

Reason: To identify the approved plans and to avoid doubt.
