Conditions or Reasons:
1) The proposed development which incorporates a two storey side extension would be located in an area comprising predominantly single family dwellings such that the proposal would be out of character with the locality and detrimental to the amenities of local occupiers through general disturbance. Further, as a result of the proposed development and exacerbated by the proposed extension, the proposal does not make satisfactory provision for off-street parking which would lead to an increase in on-street parking and so result in further detrimental impact upon residential amenity by way of traffic congestion and additional hazards for highway users. The proposed development would therefore be contrary to Policies BE8 & H9 of the South Bedfordshire Local Plan Review, the Central Bedfordshire Design Guide and Sections 4 and 7 of the National Planning Policy Framework.
