Conditions or Reasons:
1) The proposal would comprise inappropriate backland development which would be incongruous with the prevailing pattern of development in the area and would therefore be harmful to the established character and appearance of the area. The proposal is therefore contrary to the principles of good design as set out in Sections 6 and 7 of the National Planning Policy Framework, Policies BE8 and H2 of the South Bedfordshire Local Plan Review and the Central Bedfordshire Design Guide.
