Conditions or Reasons:
1) The proposal by reason of its excessive size, bulk and unsatisfactory design and siting would result in an undesirable and unacceptable form of development such that it would have an adverse loss of light and overbearing impact on the amenity of the occupiers of no. 70 Flitwick Road; as such the proposal is contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009) and the adopted Central Bedfordshire Design Guide (2010).
