Conditions or Reasons for Planning Application - CB/17/01488/FULL
Conditions or Reasons:
1) The application site lies within the Henlow Conservation Area and the proposed extension by reason of its size, design and siting would detract from the character and appearance of this part of the Area; as such the proposal is contrary to policies DM3 and DM13 of the adopted Core Strategy and Development Management Policies (2009), the Central Bedfordshire Design Guide adopted September 2014 and Sections 7 and 12 of the NPPF.
2) The proposed development fails to make adequate provision for off street parking and if permitted would lead to an increase in on street parking thereby resulting in unacceptable traffic congestion and additional hazards for users of the highway; as such the proposal is contrary to policy DM3 of the Core Strategy and Development Management Policies (2009).
