Conditions or Reasons for Planning Application - CB/17/01632/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place, notwithstanding the details submitted with the application, until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) The repairs to the crossover on Westfield Road shall be constructed using a 'no-dig' method of construction as outlined in Arboricultural Practice Note no.1 (Driveways close to trees).

Reason: To ensure the protection of the existing Lime tree, and in particular to avoid unnecessary damage to its root system.

4) The planting and landscaping scheme shown on approved Drawing No.LD09 502B and the accompanying Landscaping details document (revision 2013) by Lesley Dickinson shall be implemented in respect of each property by the end of the full planting season immediately following the completion and/or first use of that property (a full planting season shall mean the period from October to March). The trees, shrubs and grass shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season with others of a similar size and species.

Reason: To ensure an acceptable standard of landscaping.

5) The boundary treatment to each property shall be completed in accordance with drawing 1361/50A before each property is occupied and be thereafter retained.

Reason: To safeguard the appearance of the completed development and the visual amenities of the locality.

6) Prior to the occupation of the each dwelling the vehicular accesses shall be laid out and constructed in accordance with the submitted details 1361/50A and thereafter retained.

Reason: To ensure a satisfactory means of access is provided and retained in the interests of highway safety.

7) The proposed development shall not be brought into use until all car parking has been provided in accordance with the submitted plan 1361/50A and shall not thereafter be used for any purpose other than the parking of vehicles.

Reason: To ensure that adequate off-road parking is provided.

8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers LD09 502B, 1361/35C, 36G, 39D, 40A, 50A, 51, 52A, S-452/P/1.

Reason: To identify the approved plans and to avoid doubt.
