Conditions or Reasons for Planning Application - CB/17/02054/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials as shown on drg no JPT/MOL/0317/001 Rev A and described in Question 11 Materials on the application form unless otherwise agreed in writing with the Local Planning Authority.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009) and Section 7, NPPF.
3) The development hereby permitted shall only be used as an annexe to the dwelling known as 1 sutton Road, Potton, SG19 2DU and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009) and (Section 7, NPPF).
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers JPT/MOL/0317/001 Rev A.

Reason: To identify the approved plans and to avoid doubt.
