Conditions or Reasons for Planning Application - CB/17/02057/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, no external construction work shall take place until samples of the exterior materials proposed to be used in the development hereby approved, have been made available on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the extension in the interests of the character, appearance and historical significance of the Grade II Listed Building (NPPF, Section 12)
3) All new doors and windows shall be made of timber unless otherwise agreed in writing by the Local Planning Authority and shall be retained thereafter.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with the Local Plan and National Planning Policy Framework (section 12).
4) Notwithstanding the approved plans, all new rainwater goods shall be of black painted [cast iron/aluminium] and shall be retained thereafter.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building. (Section 12, NPPF)
5) None of the components, members or elements comprising the structural timber frame and fabric - including the infill panel material, stave or wattle & daub or brick, stone & plaster - of the building shall be cut, damaged, altered or otherwise changed - other than those parts specifically identified within the submitted details. No sandblasting or any other abrasive cleaning shall take place.

Reason: To ensure that the special architectural or historic interest of the building or structure, its character and appearance is properly preserved, maintained and enhanced, in accordance with standard conservation good practice. (Section 12, NPPF)
6) This consent relates only to the details shown on the submitted plans, numbers Site location plan; 17_345 1 existing floor plans; 117_345 2 existing elevations; 7_345 3(B) existing elevations; 17_345 5(C) proposed floor plans ; 17_345 6(C) proposed elevations; 17_345 7(C) proposed elevations; 17_345 10(C) proposed perspectives; 17_345 15 existing block plan.

Reason: To identify the approved plans and to avoid doubt.
