Conditions or Reasons for Planning Application - CB/17/02133/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The 2 nos. first floor windows in the north-western side elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the room(s) in which the windows are installed. No further windows or other openings shall be formed in the north-eastern side elevation.

Reason: To safeguard the privacy of occupiers of adjoining properties

3) The approved widened vehicular cross-over and parking space for three nos. vehicles on the site, clear of the highway, as shown on drawing number PL05B shall be provided. This parking area shall be surfaced in a stable and durable material and arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system. The above vehicular cross-over and parking spaces shall be fully implemented before the development hereby approved is first occupied or brought into use, and thereafter retained for this purpose.

Reason: To minimise the potential for on-street parking, ensure satisfactory parking of vehicles outside highway limits, and to avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety, reduce the risk of flooding and to minimise inconvenience to users of the premises and road users.

4) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers PL00, PL01, PL02, PL03A, PL04A and PL05B

Reason: To identify the approved plans and to avoid doubt.
