Conditions or Reasons for Planning Application - CB/17/02150/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development/work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the extension and new garage shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details.

Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 12).
3) The roof of the extension and garage shall be laid with handmade plain tiles a sample of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved.

Reason: To safeguard the character and appearance of this Grade II Listed Building.
4) All new rainwater goods shall be black powder coated cast aluminium. Details of the profile, colour finish and exact system to be employed shall be submitted to and agreed in writing by the Local Planning Authority. Only the approved details shall be implemented.

Reason: To safeguard the appearance of the competed development and preserve the special character and appearance of the Conservation Area in accordance with policy CHE11 of the Mid Bedfordshire Local Plan 2005.
5) All new doors and windows shall be made of timber unless otherwise agreed in writing by the Local Planning Authority and shall be retained thereafter.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with the Local Plan and National Planning Policy Framework (section 12).
6) All new rooflights shall be 'conservation rooflights' unless otherwise agreed in writing by the Local Planning Authority and shall be retained thereafter.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with the Local Plan and National Planning Policy Framework (section 12).
7) This consent relates only to the details shown on the submitted plans, numbers 16-071-01, 16-071-02D, 16-071-04, 16-071-05B, 16-071-06, 16-071-07A and 16-071-08

Reason: To identify the approved plan/s and to avoid doubt.
