Conditions or Reasons for Planning Application - CB/17/02201/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, no building works or repairs shall take place until full, detailed and precise specification of all proposed materials, method statement clearly explaining the sequence of the proposed works and how the approach accords with usual conservation good practice, and an itemised schedule of works and agreed making good, shall be submitted to and approved in writing by the Local Planning Authority. thereafter, all works shall be carried out only in accordance with the approved schedule.

Reason: The details are required prior to the commencement of development to ensure that the development is sympathetic to the setting of listed buildings and visual amenities of the locality, in accordance with Policies DM3 and DM13 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework.
3) None of the components, members or elements comprising in the structural timber frame and fabric - including the infill panel material, stave or wattle and daub or brick, stone and plaster - of the building shall be cut, damaged, altered or otherwise detrimentally changed - other than those parts specifically identified within the submitted details. All such alteration works shall be in accordance with the usual conservation good practice and forming part of the agreed specification method statement and approach stated in the listed building consent. There shall be no sandblasting or any other abrasive cleaning.

Reason: To ensure that the special architectural and historic interest of the building , its character and appearance is properly preserved, maintained and enhanced in building in accordance with Policy DM13 of the Adopted Core Strategy and Development Management Policies.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 1688/3-011H, 1688/3-012H, 1688/3-013H, 1688/3-014H, 1688/3-015G, 1688/3-016F, 1688/3-017D, 1688/3-018C, 1688/3-049D, 1688/3-050D, 1688/3-052C, 1688/3-053B, 1688/3-055B, 1688/3-056B, 1688/3-060B, 1688/3-061A, Design & Access Statement (March 2017), Heritage Asset Impact Assessment (March 2017), Specifications & Schedule of Works for Alterations & Extensions (February 2017).

Reason: To identify the approved plans and to avoid doubt.
