Conditions or Reasons for Planning Application - CB/17/02300/GPDE
Conditions or Reasons:
1) Due to the depth and projection of the proposed extension, it is considered that the proposed development would result in an unacceptable loss of light to habitable rooms located to the rear of both No. 37 and 41 Tansy Avenue. It is also considered that the proposed development would result in an unacceptable overbearing impact upon both dwellings due to the scale and projection of the development, contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009), section 7 of the NPPF and would also be contrary to design guidance contained within the Central Bedfordshire Design Guide (2014).
