Conditions or Reasons:
1) The proposed replacement of the North facing first floor windows at the front façade with double glazed units would result in the loss of traditional joinery and the introduction of modern fixtures that would undermine the integrity and character of the Grade II Listed Building and therefore cause harm to its character and historical significance. Sufficient justification to outweigh this harm has not been demonstrated by the application and the proposal is therefore not acceptable and would have a detrimental impact on the significance and character of the listed building and the character of the Ampthill Conservation Area. The proposal would fail to satisfy the provisions of Section 66 and 72 of the Planning (Listed Buildings and Conservation Areas) Act 1990 and as supported by the aims of Section 12 of the NPPF, DM13 and CS15 of the Central Bedfordshire Core Strategy and Development Management Policy Document 2009.
