Conditions or Reasons for Planning Application - CB/17/02356/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place, notwithstanding the details submitted with the application, until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) A scheme for a landscaped buffer/screen which shall include a timetable for implementation shall be submitted to and approved in writing by the Local Planning Authority. It shall have a minimum width of 3m located along the northern boundary and include appropriate trees, shrubs and other understorey planting. The scheme shall be implemented prior to the first occupation of the development or the implementation of the use. The planting shall be maintained to encourage its establishment for a period of five years following practical completion of the development. Any trees or significant areas of planting which are removed, die or become seriously damaged or defective within this period shall be replaced within the next planting season with trees or plants of the same size and species.

Reason: To ensure the visual amenity of the local area.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers DWG_1001 Rev:A, DWG_1002 Rev: A, DWG_1003 Rev: A, DWG_1004 Rev: O.

Reason: To identify the approved plan/s and to avoid doubt.
