| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in accordance with the information submitted as part of the application.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials as agreed in the interests of the visual amenities of the locality. (Policy BE8, SBLPR and Section 7, NPPF) |

Prior to the demolition of the existing barn and throughout the course of development, all tree protection requirements shall fully comply with the recommendations stipulated in the supporting document "Tree Survey and Recommendations", dated August 2016, as prepared by Trim a Tree Ltd.
Reason: To prevent damage to adjacent trees that presently contribute to the rural setting of the site and its visual amenity. (Section 11, NPPF) |

The bird and bat boxes shall be provided in accordance with the recommendations stipulated in the supporting document Ecology Report, dated 21st September 2016, as prepared by Cherryfield Ecology.
Reason: To enhance and protect biodiversity importance within the Greensands Ridge nature Improvement Area. (Section 11, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Site Plan CBC/001, Block Plan CBC/002, CBC/003, CBC/004, CBC/005, OSI17-1, OSI17-2, OSI17-3, Cherryfield Ecology Report and Trim A Tree Tree Survey dated 21/09/2016 and Recommendations Report dated August 2016.
Reason: To identify the approved plans and to avoid doubt. |
