Conditions or Reasons for Planning Application - CB/17/02380/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall begin until details of a scheme showing the provision of at least two off-street parking spaces to serve the new dwelling have been submitted to and approved by the Local Planning Authority. The details to be approved shall demonstrate that each space measures a minimum 2.5m x 5.0m and shall include the proposed materials for construction. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway. The approved scheme shall be implemented and made available for use before the development hereby permitted is occupied and that area shall not be used for any other purpose.

Reason: To enable vehicles to draw off and park clear of the highway to minimise conditions of danger, obstruction and inconvenience to users of the adjoining highway.

This pre-commencement condition is necessary in order to ensure that no unnecessary harm is caused by the commencement of development works.
3) Prior to the occupation of the development hereby permitted details of a scheme for the secure and covered parking of cycles on the site (including the internal dimensions of the cycle parking area, stands/brackets to be used and access thereto), calculated at one cycle parking space per bedroom and 2 short stay spaces per unit, shall be submitted to and approved by the Local Planning Authority. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.

Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport.
4) No work shall commence on the external finishes of the dwellings hereby approved, notwithstanding the details submitted with the application, until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers AC/20017-02/01(site location & block plan); AC/20017-02/02(floor & roof plan); AC/20017-02/03A(elevations); AC/20017-02/0(site plan).

Reason: To identify the approved plan/s and to avoid doubt.
