Conditions or Reasons for Planning Application - CB/17/02382/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Details of the arrangement for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway shall be submitted to and approved in writing by the local planning authority and the development shall not be brought it use until the surface water drainage has been constructed in accordance with the approved details.

Reason: To avoid the carriage of mud or other extraneous materials or surface water from the site into the highway so as to safeguard the interest of highway safety.
3) The development shall not be brought into use until the junction of the proposed vehicular access with the highway has been constructed and the parking areas surfaced in accordance with the approved details, and the existing access located at the north within the frontage of the land not incorporated in the access hereby approved closed in accordance with the approved drawing no. 3817/P6.

Reason: In the interest of highway safety and to reduce the number of points at which traffic will enter and leave the public highway.
4) No development shall take place until details of a no-dig cellular confinement construction system have been submitted to and approved in writing by the Local Planning Authority and the development shall be implemented in accordance with the approved system.

Reason: To safeguard the roots of the Holly tree located along the frontage of the site.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 3817/P1, 3817/P2, 3817/P3, 3817/P4, 3817/P5, 3817/P6 and 3817/P7 and 3817/P8.

Reason: To identify the approved plans and to avoid doubt.
