Conditions or Reasons:
1) The proposed extensions to the garage would result in large scale additions over and above the size of the existing bungalow and garage by reason of their overall depth, width and height, and would result in an imposing feature in this area. No 'Very Special Circumstances' have been put forward which would outweigh the harm by reason of inappropriateness or any other harm caused to the visual amenity and openness of the Green Belt and therefore the proposals would be contrary to principles of the National Panning Policy Framework (2012) and the Central Bedfordshire Design Guide (March 2014).
2) The proposed extensions to the garage to create a four bay garage would by reasons of the bulk, position close to the boundary with the listed buildings, height and detailing have a detrimental impact on the character, significance and setting of both Streatley Conservation Area and Streatley parish Church (Grade 1 Listed) and Streatley House (Grade II Listed. This would be in conflict with planning policies in the South Beds Local Plan Review and paragraphs 132 and 134 in the National Planning Policy Framework.
