Conditions or Reasons for Planning Application - CB/17/02587/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Details of any lighting scheme proposed shall be submitted and approved in writing by the Local Planning Authority prior to installation. The scheme shall be prepared by a suitably qualified lighting engineer in accordance with relevant publications and standards. Only the details thereby approved shall be implemented.

Reason: to eliminate any detrimental effect caused by obtrusive light from the development on the neighbouring land uses.
3) Prior to commencement of development tree protection fencing shall be erected as detailed in BS5837 2012.

Northern car park area
The existing surface shall not extend any further than the extent of existing sub base and in particular not encroach any further towards the TPO trees shown in photos DSCI0004, DSCI0005 and DSCI0006. The edging that would be put in place should be of a non invasive form.

Southern car park area
New proposed parking should not encroach into the root protection areas of trees shown in photos DSCI0001, DSCI0002 and DSCI0003.

Reason: to protect the TPO trees on the site
4) Notwithstanding the information contained on the OS Site Location Plan the development hereby approved shall be restricted solely to the provision of the car park areas as identified on plan no. 1711551-1.

Reason: For the avoidance of doubt.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, named and numbered as following: OS Site location ; 171155A/1 Site plan.

Reason: To identify the approved plan/s and to avoid doubt.
