Conditions or Reasons for Planning Application - CB/17/02818/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full external finishes Schedule, including colours expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which it is located. (Section 12, NPPF).

3) Notwithstanding the details submitted with the application, all new external doors proposed to be installed as part of the development hereby approved shall be of painted timber construction, full details of which, including opening configurations shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the constructional phase of the development on site, and the approved development shall thereafter be implemented strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which it is located. (Section 12, NPPF)
4) Notwithstanding the details submitted with the application, the new and replacement window units proposed to be installed as part of the development hereby approved shall be of painted timber construction, full details of which, including glazing bar profiles shown in comparison to the existing windows to be matched, window opening configurations demonstrating that the windows shall operate strictly in a traditional manner, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the constructional phase of development on site, and the approved development shall thereafter be implemented strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which it is located. (Section 12, NPPF)

5) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, drawn detail at an appropriate scale between 1:10 and 1:20, showing the following shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall thereafter be implemented strictly in accordance with the approved details:
- section detail showing the relationship of the window and external door installations hereby approved to the external envelope of the building, including cill detail and window and door brick arch/lintel detail, as appropriate

6) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full works schedule in respect of any building repairs and 'making good' to the interior and exterior of the building required as a result of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which it is located. (Section 12, NPPF)

7) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, full details of the external part of the cooker venting pipe proposed to be installed, including associated wall opening diameter and type and finish of external vent cover shall be submitted to and approved in writing by the Local Planning Authority and the approved works shall be undertaken thereafter strictly in accordance with the approved details..
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which it is located. (Section 12, NPPF)
8) This consent relates only to the details shown on the submitted plans, numbers: Site plan 00-001 Rev P01, site location plan 00 002 Rev P01, 30 010 Rev T03, 30 011 Rev T03, 40 001 Rev T02, 40 002 Rev T03.

Reason: To identify the approved plans and to avoid doubt.
