Conditions or Reasons for Planning Application - CB/17/02979/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Prior to the loss of the on site garage parking provision, details of a boundary structure at the frontage of the site for the existing hardstanding parking area, around the radii of the front garden up to the building line, shall be submitted to and approved in writing by the Local Planning Authority. The boundary structure shall be constructed in accordance with the approved details before the garage is altered into habitable use, and the boundary structure shall thereafter be retained unless other wise agreed in writing by the Local Planning Authority.

Reason: To safeguard highway safety by avoiding driver/driver conflict, driver/pedestrian conflict and to avoid a pedestrian crossing being used by a vehicle.
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers SE3107 and SE3107/1/A

Reason: To identify the approved plan/s and to avoid doubt.
