Conditions or Reasons for Planning Application - CB/17/03126/FULL
Conditions or Reasons:
1) The permission hereby granted shall be limited to a temporary period of 12 months commencing from the date of this permission after which date the dog grooming use shall cease, unless otherwise agreed in writing by the Local Planning Authority.

Reason: To allow the Local Planning Authority to review the impact of the proposal on the residential amenities of surrounding occupiers at the end of the temporary permission period.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The use of part of the dwellinghouse for a dog grooming business hereby approved, including all prepatory work and dropping off/ picking up of dogs from the premises, shall only be used between the hours of:

9 am to 5 pm Mondays to Saturdays and not at all on Sundays and Bank Holidays.

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy.

4) No more than 4 dogs shall be brought onto the premises, known as 10 Maple Close Biggleswade SG18 0EE, for the purposes of grooming on any one day.

Reason

To ensure no adverse impact on the residential amenities of adjoining occupiers, in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009).
5) Before the development is brought in to use the replacement parking space shall be surfaced in a stable and durable materials. Arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system. The approved scheme shall be made available for use before the development is occupied and the car parking areas shall not thereafter be used for any other purpose.

Reason
To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/01; CBC/02; CBC/03; CBC/04; CBC/05; CBC/06; CBC/07; CBC/08; CBC/09; CBC/10; CBC/11; CBC/12; CBC/14; CBC/15; emails from applicant dated 03/09/17, 04/09/17 and 19/09/17

Reason: To identify the approved plan/s and to avoid doubt.
