Conditions or Reasons for Planning Application - CB/17/03231/NMA
Conditions or Reasons:
1) The first floor bedroom window in the side (northern) elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window which can be opened are more than 1.7m above the floor of the room in which the window is installed prior to the first occupation of the dwelling. No further windows or other openings shall be formed in the northern elevation.

Reason: To safeguard the privacy of occupiers of adjoining properties
(Policy DM3 of the Core Strategy and Development Management Policies 2009), Section 7, NPPF)
2) The development shall not be occupied or brought into use until the parking scheme for unit 1 shown on Drawing No.412-02 has been completed. The scheme shall thereafter be retained for this purpose.

Reason: To ensure provision for car parking clear of the highway.

3) The handmade clay plain rooftiles hereby approved shall be implemented within 3 months of the date of this decision and shall thereafter be retained.

Reason: To control the appearance of the completed development in the interests of the visual amenities of the locality in accordance with policies DM3 and DM13 of the Core Strategy and Development Management Policies (2009).
4) The two conservation style rooflights as shown on drgs 412-03 and 412-04 shall be inserted within 3 months of the date of this decision.
