| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Brewing operations shall not commence until an odour impact assessment has been submitted and approved by the local planning authority. Brewing operations shall not commence until any mitigation scheme recommended by the assessment has been implemented in accordance with the approved details, and shown to be effective. The scheme shall be retained in accordance with those details thereafter.
Reason: To safeguard the amenities of occupiers of adjoining properties (Section 7, NPPF) |

The microbrewery hereby permitted shall only be operated between the hours of 08:00 am to 6:00 pm Monday to Friday, 08:00 am to 12:00 pm on Saturday and not at all on Sunday and Bank Holidays.
Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy, in accordance with Policy DM3 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework. |

Notwithstanding the provisions of Class B2 of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (or any order revoking and re-enacting that Order with or without modification), the premises shall only be used as a micro brewery unless planning permission has been granted for any other purpose.
Reason: To prevent the establishment of an independent office unit on the site. (Section 7, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002, CBC/003, CBC/004, CBC/005, CBC/006, CBC/007, CBC/008, CBC/009, CBC/010, CBC/011, CBC/012
