Conditions or Reasons for Planning Application - CB/17/03525/FULL
Conditions or Reasons:
1) The proposed new dwelling would have a limited gap between itself and the north, south, and west boundaries, resulting in a form of development in a prominent location which would appear unduly cramped, out of keeping with and harmful to the appearance of the surrounding area. The proposal would therefore be contrary to policy DM3 of the Core Strategy and Development Management Policies Document (2009) and the Central Befordshire Design Guide (2014) and the NPPF.
2) The proposal would fail to provide adequate provision for the parking of vehicles clear of the public highway and would also result in the loss of existing parking provision for 114 St Neots Road. Furthermore, the proposal would result in substandard visibility from the existing shared access drive.

As such, the proposal would be detrimental to highway safety and contrary to policy DM3 of the Core Strategy and Development Management Policies Document (2009) and the Central Befordshire Design Guide (2014) and the NPPF.
