Conditions or Reasons for Planning Application - CB/17/03616/FULL
Conditions or Reasons:
1) The size, scale, form and design of the proposed dwelling together with removal of landscape features and changes to levels within the site will result in a dominant and conspicuous form of development in the street scene and would therefore be out of keeping with the character and appearance of the site and surroundings. The proposed development is therefore contrary to policy DM3 of the Core Strategy and Development Management Policies and section 7 of the National Planning Policy Framework.
2) The proposed development will result in the use of a substandard access which makes no provision for adequate driver/driver intervisibility and will lead to conditions of danger and inconvenience to users of the highway and the proposed property. Insufficient information has been provided to enable an accurate assessment of the application in terms of ground levels for the access and parking provision to alleviate highway implications and unworkable parking spaces/access. The proposed development is therefore contrary to policy DM3 of the Core Strategy Development Management Policies 2009.
