| Conditions or Reasons: | 1)
The external finishes of the development hereby approved shall be constructed in accordance with the Materials approved under condition 2 attached to permission ref: CB/15/04200/Full on 17 May 2017 for plot 1 unless otherwise agreed in writing with the Local Planning Authority. The development shall be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality in accordance with policies DM3 and DM13 of the Core Strategy and Development Management Policies (2009) and Section 7, NPPF. |

The handmade clay plain rooftiles hereby approved shall be implemented within 3 months of the date of this decision and shall thereafter be retained.
Reason: To control the appearance of the completed development in the interests of the visual amenities of the locality in accordance with policies DM3 and DM13 of the Core Strategy and Development Management Policies (2009). |

The two conservation style rooflights as shown on drgs 412-03 and 412-04 shall be inserted within 3 months of the date of this decision.

Following the carrying out or completion of the building operations or alterations for which consent is hereby granted, all making good of the existing building shall be carried out in materials & finishes which closely match, like-for-like, those historic materials & finishing details used in the existing building or structure- to accord with usual conservation good practice & to the satisfaction of the Local Planning Authority. If there is any doubt regarding the approach to any proposed making good, or any alternative materials are proposed, a precise specification of the materials & finishes should be submitted to & agreed in writing by the Local Planning Authority.
Reason: To ensure that the special architectural & historic interest, character & appearance of the building is properly maintained, in accordance with standard conservation good practice. Core Strategy Policy CS15. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 412-LP1, 412-01, 412-02, 412-03, 412-04, 412-05, Heritage Impact Statement Unit 1 25 July 2017, Design & Access Statement Unit 1 25 July 2017.
Reason: To identify the approved plan/s and to avoid doubt. |
