Conditions or Reasons:
1) By virtue of its location and its remoteness from existing services and facilities and, in particular, from existing infrastructure in the area, the proposal is contrary to the settlement strategy of the Council and represents, when social, economic and environmental dimensions are also considered collectively, an unsustainable form of development. As such, the proposal is contrary to Policies CS1 and DM4 of the Core Strategy and Development Management Policies - North 2009 and paragraphs 18 219 (taken as a whole) of the Framework.
2) The proposal, by virtue of introducing incongruous residential form into an open countryside setting, would result in an unacceptable urbanisation of the application site. This would harm the immediate rural area and would not strengthen or conserve the Mid Greensand Ridge Landscape Character Area. Furthermore, the proposal, by virtue of its proximity to a public footpath, would provide poor living conditions for future occupants. As such, the proposal is contrary to Policies CS14, DM3 and DM14 of the Core Strategy and Development Management Policies - North 2009, Section 7 and Paragraph 17 of the Framework.
