Conditions or Reasons for Planning Application - CB/17/03955/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no fences, gates, walls or other means of enclosure shall be erected within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the development in the interests of ensuring that the annexe remains ancillary to the main dwelling.

3) The development hereby permitted shall only be used as an annexe to the dwelling known as 27 Park Street and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit which would be detrimental to the amenities of the occupiers of the existing dwelling and annexe.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers WPD-026-17-1A & WPD-026-17-2A.

Reason: To identify the approved plans and to avoid doubt.
