Conditions or Reasons:
1) This consent is limited to a period of five years from the date of this decision.

Reason: To comply with Regulation 14 of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
2) No advertisement is to be displayed without the permission of the owner of the site or any other person with an interest in the site entitled to grant permission.

Reason: To comply with the provisions of Schedule 2 (Regulation 2 (1) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
3) No advertisement shall be sited or displayed so as to -

endanger persons using any highway, railway, waterway, dock, harbour or aerodrome (civil or military);

obscure, or hinder the ready interpretation of, any traffic sign, railway signal or aid to navigation by water or air; or

c. hinder the operation of any device used for the purpose of security or surveillance or for measuring the speed of any vehicle.

Reason: To comply with the provisions of Schedule 2 (Regulation 2 (1) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
4) Any advertisement displayed, and any site used for the display of advertisements, shall be maintained in a condition that does not impair the visual amenity of the site.

Reason: To comply with the provisions of Schedule 2 (Regulation 2 (1) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
5) Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a condition that does not endanger the public.

Reason: To comply with the provisions of Schedule 2 (Regulation 2 (1) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
6) Where any advertisement is required under these Regulations to be removed, the site shall be left in a condition that does not endanger the public or impair visual amenity.

Reason: To comply with the provisions of Schedule 2 (Regulation 2 (1) of the Town and Country Planning (Control of Advertisements) (England) Regulations 2007.
7) All external works hereby permitted shall be carried out in materials as described on plan number 1609-SH1-PL-P-010 rev 04 and described in Q7 of the application form (revised 2.10.17).

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality and the conservation area, in accordance with policies DM3 and DM13 of the Core Strategy and Development Management Policies (2009).
8) The proposed halo illuminated fascia sign shall have a maximum luminance of 300 candelas per square metre.

Reason: To safeguard the appearance of the completed development and to avoid glare or undue distraction to road users in the interest of road safety.

9) The proposed means of porch illumination shall be shielded so that no glare or dazzle occurs to drivers of vehicles using the public highway.

Reason: In the interest of road safety.

10) All parts of the projecting signage and awning must be at a height of, or greater than 2.3 m vertically above the footpath and no less than 450 mm horizontally from the edge of the adjacent carriageway.

Reason: In the interests of pedestrian/highway safety and convenience

11) This consent relates only to the details shown on the submitted plans, numbers:1609-SH1-PL-E-001 rev 02, 1609-SH1-PL-E-010 rev 02, 1609-SH1-PL-D-010 rev 01, 1609-SH1-PL-P-010 rev 04, Design, Access, Planning & Heritage Statement.


Reason: To identify the approved plans and to avoid doubt.
