Conditions or Reasons for Planning Application - CB/17/04519/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place until a scheme showing off-street parking for 2 vehicles has been submitted to and approved in writing by the Local Planning Authority. A parking space should measure 5m x 2.5m. The approved scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.

Reason: To ensure provision for car parking clear of the highway(Section 4, NPPF)

This pre-commencement condition is necessary in order to ensure that no unnecessary harm is caused by the commencement of development works.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted site location plan and plans numbers mma.477; mp.24; mp.254; mp2654.

Reason: To identify the approved plan/s and to avoid doubt.
