Conditions or Reasons for Planning Application - CB/17/04667/PADD
Conditions or Reasons:
1) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans; Site Plan (scale of 1:500) & Site Location Plan (scale of 1:1250) & red edged Site Location Plan (scale of 1:1250).

Reason: In the interest of proper planning and to avoid doubt.
2) Any gates provided in connection with the development hereby approved shall open away from the highway and shall be set back by a distance of at least 8.0 metres from the nearside edge of the carriageway of the adjoining highway. The gates shall not obstruct means of access to the site turning area for service/delivery vehicles.

Reason: To enable vehicles to draw off the highway before the gates are opened.
3) Details shall be submitted to and approved in writing by the Local Planning Authority for the following,

Vehicular parking provision of 2 spaces and 1 visitor space.
A turning area suitable for a service/delivery sized vehicle (6.5m length) which should remain free of obstruction
A scheme for the secure and covered parking of cycles on the site (including the internal dimensions of the cycle parking area, stands/brackets to be used and access thereto), calculated at one cycle parking space per bedroom. The scheme shall be retained thereafter.
Details of a refuse collection point located at the site frontage and outside of the public highway and any visibility splays. The scheme shall be retained thereafter.

The development shall not be first brought into use until the approved details have been implemented.

Reason: To ensure that the development of the site is completed insofar as its various parts are interrelated and dependent one upon another and to provide adequate and appropriate access arrangements at all times.
4) Prior to the first occupation of the development hereby approved, all on site vehicular areas shall be surfaced in stable and durable materials in accordance with details to be approved in writing by the Local Planning Authority. Arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits
