Conditions or Reasons for Planning Application - CB/17/04709/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) No equipment, machinery or materials shall be brought on to the site for the purposes of development until details of substantial protective fencing for the protection of the Chestnut Tree to the east of the hereby approved detached garage and annexe which is protected by a Tree Preservation Order, has been submitted to and approved in writing by the Local Planning Authority and the fencing has been erected in the positions shown on Drawing No. 1874/5. The approved fencing shall be maintained until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition and the ground levels within those areas shall not be altered, nor shall any excavation be made.

Reason: To protect the trees so enclosed in accordance with Section 8 of BS 5837 of 2012 or as may be subsequently amended.

4) The detached outbuilding extension hereby permitted as an Annexe and garage shall only be used as an ancillary accommodation and living space (annexe) to the dwelling known as No. 2 Mager Way and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1874/1, 1874/2, 1874/3, 1874/4, 1874/5

Reason: To identify the approved plan/s and to avoid doubt.
