Conditions or Reasons:
1) The site is located in the Bedfordshire Green Belt. The proposed development would be, because of its excessive bulk, height and scale, materially more harmful to the openness of the Green Belt and character and appearance of the area than the existing use. No Very Special Circumstances have been put forward which would outweigh the harm by reason of inappropriateness or any other harm caused to the visual amenity and openness of the Green Belt. As such the proposal is considered to represent inappropriate development and would therefore be harmful to the Green Belt by definition. The proposal is thus contrary to Sections 7 and 9 of the National Planning Policy Framework and policies DM4 and DM6 of the Central Bedfordshire Core Strategy and Development Management Policies (North).
