Conditions or Reasons:
1) The application site lies within the South Bedfordshire Green Belt and the proposed two storey side and single storey rear extensions would, when taken together with the previous extensions to this property, result in a dwelling extended to a cumulatively disproportionate degree having regard to the level of restraint appropriate within the Green Belt. The proposal therefore represents inappropriate disproportionate development, harmful to the openness of the Green Belt. Furthermore, the proposed two storey side extension, by way of its excessive bulk/massing and unsympathetic design, would have a detrimental impact on architectural qualities of the existing dwelling, on local visual amenity and would appear out of character within the streetscene and the wider rural landscape of the South Bedfordshire Green Belt. Therefore, the proposal would be contrary to Policies BE8, H8 and H13 of the South Bedfordshire Local Plan Review (2004), Sections 7 and 9 of the National Planning Policy Framework and Section 7 of the Central Bedfordshire Design Guide 2014.
