Conditions or Reasons for Planning Application - CB/17/05731/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external plant, machinery and equipment installed or operated in connection with this permission shall be so enclosed, operated and/or attenuated that noise arising from such plant shall achieve the rating level as set out in the Noise Solutions Ltd noise impact assessment dated 5th December 2017 (Ref:87020/rev.00) when measured or calculated according to BS4142:2014. The applicant shall demonstrate that noise from the installed plant achieves the required noise rating level, prior to the use hereby permitted commencing.

Reason: To protect the amenity of nearby residents. (Policy BE8, SBLPR, Policy HQ1 of the emerging Central Bedfordshire Local Plan 2015-2025 and Section 7, NPPF)
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 3457.01 & 3457.02.

Reason: To identify the approved plans and to avoid doubt.
