Conditions or Reasons for Planning Application - CB/17/05782/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No works for the new dwelling hereby approved shall take place, notwithstanding the details submitted with the application, until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building(s) hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the external appearance of the building/s in the interests of the amenities of the area.

4) Notwithstanding the provisions of Part 1 Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the development in the interests of the visual amenity of the area.

5) No development or demolition shall take place until all fencing and ground protection has been fully implemented in strict accordance with the Tree Protection Plan Ref No. 140603-P-12 that forms part of Appendix A of the Arboricultural Report produced by Tim Moya Associates dated November 2017 Ref No. 140603-PD-11c.

Reason:To protect the rooting systems and rooting medium from damage incurred through all demolition and development site operations so as to ensure the health and stability of retained trees as shown on the approved plans.

This pre-commencement condition is necessary in order to ensure that no unnecessary harm is caused by the commencement of development works.
6) No development or demolition shall take place until all access facilitation pruning of trees T2, T28-T30, T50 and T53-T57, as shown on the proposed layout 140603-P-11 that forms part of Appendix A the Arboricultural Report produced by Tim Moya Associates dated November 2017 Ref No. 140603-PD-11c, has been undertaken including the crown lifted up to 5m above the existing/proposed driveway. All work shall be in accordance with BS 3998 : 2010 "Tree Work Recommendations".

Reason: To ensure that low overhangs are removed in accordance with good arboricultural practice in order to reduce any risk of damage to branches and their parent trees that may be incurred from all demolition and development works.

This pre-commencement condition is necessary in order to ensure that no unnecessary harm is caused by the commencement of development works.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers P-02-000 REV P1 location plan; P-02-001 REV P2; P-03-001 REV P1; P-05-001 REV P1; P-05-002 REV P1); 30053-P-002; sheet 1 (floor plans); sheet 2 (elevations); Arboricultural Report produced by Tim Moya Associates dated November 2017 Ref No. 140603-PD-11c.

Reason: To identify the approved plans and to avoid doubt.
